Shane Homes Makes Its Texas Debut

Blending The Best of Canadian and Local Best Practices

By Beverly Smirnis

Shane Homes has been building quality homes for 46 years in Canada. And we’ve always believed that great communities are built by people who care deeply about craftsmanship, relationships, and service.  Every home regardless of price point deserves the same level of care and attention,” said Shane Homes USA President Dave Rickett.  “Quality of workmanship isn’t a luxury. It’s our standard.”

After years of success in their home market of Calgary, Alberta, the Shane Homes team saw an opportunity. They sought to bring that same commitment to excellence to new markets. Expanding outside of Canada—specifically into the U.S.—wasn’t just about growth. It was about finding a place where their values aligned with the needs of families and communities. The Dallas area stood out as that place.

“Texas, and Dallas in particular, offered the right mix of strong population growth, a healthy economy, and a vibrant homebuilding landscape.”

“We were especially drawn to the energy and optimism here—it reminded us of a lot of Calgary. After extensive market research and relationship-building with local developers, suppliers, and trades, we felt confident that Dallas was not just a good business move, but the right cultural fit for who we are as a company,” Rickett said.

Shane Homes’ relationship in Canada with, Qualico, Inc., also helped seal the decision on Texas.  After developing a number of premier master-planned communities in Western Canada, Qualico established Austin, Texas as the home of its regional US offices in 2004. It expanded into Dallas–Fort Worth in 2018.  Shane Homes will debut its U.S. operations in two Qualico communities in Rockwall. This makes it an active builder in Qualico communities across both countries.

The first Shane Homes model opens September 6, 2025, in Park Hills.  The community is connected to Harry Myers Park. It offers a dog park, swimming pool, playgrounds, fishing ponds, baseball fields and more.  And it’s minutes to The Harbour Rockwall and the shores of Lake Ray Hubbard.

Also, in Rockwall, Shane Homes has opened pre-sales from its new welcome center at Gideon Grove. This exciting new 30-acre neighborhood is situated along John King Blvd.  There, Shane Homes is offering a limited number of 60- and 70-foot lot opportunities.

The goal is to grow at a steady and responsible pace, adding more lots and expanding into surrounding areas, Rickett said. “We don’t just want to grow fast—we want to grow right.”

Differences & Similarities

Rickett discussed climate, permitting, lot sizes, and architectural preferences as examples of things that vary between Calgary and Texas. But at the core, the fundamentals of quality, service, and integrity remain the same.

“We’ve worked hard to bring our Canadian standards to Dallas—like strict quality control, customer service protocols, and our warranty systems—into our Texas operations. At the same time, we’ve adapted to local codes and styles to ensure our homes feel authentically Texan.”

Shane Homes is considered a production custom builder. This means they allow their customers to make changes to the floorplans so the home best fits their lifestyle.  In Rockwall, Shane Homes is currently offering one story plans from $590,000 starting at 2,800 square feet and two-story plans starting at $635,800 for 3,100 square feet.

From day one, the Shane Homes team knew that success in Texas meant being deeply rooted in the local community—not just jumping in.

They took their time to build the Dallas division with experienced local professionals who understand the importance of customer experience and quality workmanship. “We’ve combined their knowledge with our systems and values from Canada to create a strong hybrid culture,” said Rickett, “It’s been incredibly rewarding to see our team grow and take ownership of our vision here,” Rickett said.  “We look forward to growing and being part of a great city like Dallas.”

Spreading the Company Culture

In Texas, the goal is to retain the same 96% customer satisfaction rating Shane Homes boasts in Canada, with over 16,000 happy new home buyers there.  Another important part of its company culture is giving back.  In its 45 years thus far, Shane Homes Canada has given more than $100 million back to support sports, recreation, health and wellness in the local communities it is active in.  And it plans to be equally involved as it begins to make its mark in Texas.
