Cities typically have dedicated departments to inspect and approve construction. But rural or unincorporated areas fall primarily under the jurisdiction of the county. However, Texas counties generally have limited resources to enforce building codes. As a result, many rural construction projects are subject to fewer inspections and regulations. 

Whether building in or outside of city jurisdictions, conscientious builders seek solutions that surpass the minimums set by building codes. Kurk Homes Sets a Higher Bar with a 20-Year Limited Structural Warranty!

A typical structural warranty term is 10 years. But Kurk Homes is so confident in the structural integrity of their homes, their contracts warrant them for 20 years!  That’s right!  Kurk Homes’ own warranty kicks into effect for additional 10 years after the standard third-party warranty period is up.

Superior Structural Integrity

Siblings Melanie McGinley Sparks and Chris McGinley represent the third generation of the family-owned and operated business. All exterior walls are framed with 2″ x 6″ studs. Subfloors are 1-1/8″ tongue and groove Advantech® –nearly twice the thickness building code requires. Each section is glued, nailed, and screwed down to the floor joists, almost eliminating noise from the upstairs. Every home has structural OSB sheathing around the home.

Tyvek® moisture barrier is used on all exterior walls keeping moisture out but allowing vapors to escape. Foundations are designed and stamped by a licensed structural engineer and go through a four-part inspection process. Structural framing plans are also designed and stamped by professional engineers for each and every Kurk Home. These detailed engineering plans are used during the third-party inspection process to ensure quality and peace of mind.

Optimum Efficiency

Kurk Homes exceeds the latest EPA based Energy Star™ 3.0 Program. The insulation package utilizes fiberglass insulation with R-19 in the exterior walls, R-22 for sloped ceilings and R-38 for ceilings. Kurk Homes uses only Low E3 double-paned windows, ridge vents, and continuous soffit ventilation.  These features are combined with 16 SEER air conditioning units with media air filters and fresh air intake, matching gas furnaces and tankless gas water heaters.

Safety and Reliability

The homes exceed the National Electric Code with 12-gauge wiring requiring, 20-amp breakers for higher amperage loads, 200-amp service, protective GFI circuits in all wet areas, and smoke detectors exceeding county codes. 

Third-Party Verification

Kurk Homes utilizes third party code inspectors to certify they have met the latest Energy Star requirements and verify each critical juncture of construction: Foundation, Framing Structure, Mechanical Operation, Plumbing/Ventilation Systems, and Final Lot Grading.
